To help you find the right builder, we offer this list of Questions and Qualities that we believe are essential in your search for the ideal company, and in essence, the ideal home.

Why should we build with Blum Construction?
Blum Construction knows how important your new home is to you, so we treat each home as if it were our own. We spend many hours out on the job maintaining quality control. We have a great deal of contact with our subcontractors on a daily basis. Many of our subcontractors have been working with us for 15 years. Also, our standard is 2 x 6 construction, quality high grade windows, solid interior doors and trim, our standard cabinets are many builders upgraded cabinets. We work with you choosing your allowance items, to help you stay on budget and on time with your choices. You are in charge with your allowance items. We have a list of merchants you can go thru or you can feel free to go wherever you choose. We have open communication everyday and anytime you would like to meet at your new home to discuss matters we will be there.

How long have you been in business?
Blum Construction, Inc. has building homes since 1993, 26 years experience. Prior to the home building business, Don had a drywall and framing business for 5 years.

Do we work with or recommend lending institutions?
Yes, we have one we work with and several other long term relationships with institutions that we can recommend.

Can I bring my own plan?
Yes, you can bring in your own plan. We can take that and help you get the best layout for your family. We have a design planner we will work with to get the best use of space. We also have several plans to choose.

What if we go over or under our allowance items?
If you are under on your allowance items, that credit comes off the final mortgage, if you go over, you would be required to pay the merchant at the time you sign a contract with them for their services. You also have the choice to roll the extra into your mortgage and the merchant would be paid at closing.

How long is the building process?
Typically it takes 5.5 to 6.5 months with the time of year being the main factor. If it is in the winter or inclement weather beyond our control, it could take up to 6 months.

Can we go to any merchant for all allowance items?
Yes you can go to any merchant for allowances items, many people have flooring stores, etc. that they have a relationship with and would like to use, however we do provide you with a list of merchants we have used over the years and have built relationships with. It is the best of both worlds, you can use yours or ours, whichever suits your needs.

Who finances the construction loan?
Blum Construction has a relationship and a line of credit with a local bank and we typically finance all construction loans, so you don't have to worry with the hassle of aquiring one.

How does the building process work?
Blum Construction would sit down with you and discuss what you are looking for in your new home. A home plan would be the first item to decide on (i.e. ranch, 2-story, 1 1/2 story). Then the individual needs and wants such as window type, trim, cabinets, flooring, etc., At this point we can give you a price for the home based on information you gave to us. If this price fits your budget, then we would put together a very extensive contract listing all the items in your new home. At the time of signing your contract we would require the deposit and letter of commitment from a lending institution. Then we would being building the home and you can rest assured we will be with you every step of the way to keep you comfortable and make the building of your home fun. We'll help in your allowance items and give you all that you need to understand the building process. We will give you solid advice to keep your mind at ease.

How much of a down payment do you require?
At the time we sign the contract to build your new home, we require $25,000.00 typical conditions apply, that is the only amount you will pay until the day you close your new home and take over your mortgage.

Where does Blum Construction build?
We work with individuals and families that desire to live in either Porter or Lake County.

How long do you warranty your homes?
After we close your home, Blum Construction will be back in 30 days just to tidy up anything you notice in your first month in the home, like doors need adjusting or simple new home fixes. At your year anniversary in the home we will call you for an appointment where we can go over any warranty work and get it taken care of as soon as possible. Our foundations are warranted for 10 years and our roofing, siding, HVAC and other mechanical devices all come the manufactures warranty. All the warranty cards are presented to homeowners at the time of closing.
